🎄Happy Hour (5 part series)

This small shack near the state forest always caught my attention. One day as I was driving by I saw a for sale sign and open tours. The only car in the lot was the relator. I swung around and pulled into the parking lot. The relator was sitting at a table looking at her laptop when I walked in. She looked up and asked, "Would you like a tour?"

Looking around, I said, "Yes and a bit of the building's history."

Standing up she said, "Of course. "This bar was built in the 1920's and has been a bus stop, a gas station, a billiards hall, and a bar. The last owner passed in the kitchen from a heart attack five years ago, and his daughter finally decided to sell."

"Besides basic upkeep," I said. "What is wrong with the building?"

"Honestly," She said. "The building is solid. The building is priced to sell. The building has the main room, kitchens, a small apartment, and twelve mini guestrooms with bathrooms."

"What is the asking price?" I asked.

"Two hundred and forty thousand," She said. "It is a great price and a great location. It is at the start of the state park that allows fishing, hunting, and camping. There is a path that takes people right to the state office for the camping locations."

She showed me around, and after seeing everything, I asked, "Would the seller accept two hundred and twenty-five thousand cash?"

She said, "Let me make a call."

She walked outside and came back in ten minutes later. She handed me a card and said, "She will accept that offer. As you do not have a representative, I will handle all aspects of the sale. We have to have the inspection. We will have to get you insurance."

"Done," I said. "Do you have a way to do the official offer?"

"Yes I do," She said. "Let us get to work."

She went outside and took down the open house sign, and placed a sale pending sign. I sat while she started the offer paperwork and she asked, "What are you going to do with this place?"

"I am going to turn it into a roadside store and a hidden treasure," I said. "I have big plans for this place."
